2026 BAZI, FLYING STARS AND PROPERTY DECISIONS

General guidance applying Bazi elemental analysis and annual Flying Stars to property decisions. Your own chart and your own master take precedence over anything here. The Year 丙午

丙 is Yang Fire. 午 is the Fire branch. Stem and branch share the same element with nothing to check it. The practical effect in market terms is that sentiment outruns data and then corrects faster than people expect. Fire years have a documented pattern of this in both directions. 

Fire produces Earth (火生土). Land-based assets and long-hold residential have elemental support as a background condition. It does not override what an individual chart says or what a proper site analysis finds, but the direction is real.

The one thing this year tends to punish most specifically: buying because everyone else seems confident. That is different from a well underwritten position that happens to coincide with broad market optimism. The price carries the sentiment. 

Tai Sui

Grand Duke Jupiter (太歲) occupies South 2 approximately 172.5° to 187.5°. The standard practice is not to disturb this sector during the Solar year: no major excavation, drilling, or structural renovation in a property’s South-facing zone. Annual #5 also sits in South for 2026. The combination makes South the most sensitive directional area of the year, more so than in a single-affliction year.

Where South-sector work cannot be avoided: date selection (择日) and a short permission rite before starting. Keep North the Year Breaker (岁破), opposite Tai Sui orderly and unactivated.

The Solar shift (立春, Lì Chūn) falls around 3-4 February. Most Flying Stars practitioners move annual sectors then, not at the Lunar New Year on 17 February. For renovation and groundbreaking, the Solar gate is the operative one. Ceremonies and signings can follow either gate.

Flying Stars

Before applying any sector prescription from this document or elsewhere: confirm your property’s actual compass bearing. Architectural orientation and magnetic bearing regularly differ by enough to change sector assignments. Flying Stars analysis requires the real facing direction and the building’s construction period. Without those two, sector guidance is approximate.

  RAT  Shǔ

Water  ·  子午冲 direct clash with Tai Sui

One of the two most directly challenged positions of the year. The approach changes accordingly.

子午冲 is a genuine clash. The conventional reading is specific: in a clash year, initiating new things tends to go badly. Authority figures banks, regulators, counterparties in formal processes are more demanding, because the year’s energy puts Water people under a kind of scrutiny that compounds mistakes.

The correct orientation is inward. Let the other party move first in negotiations. Expect that processes which should be simple permit renewals, loan extensions, title transfers will take longer and require more documentation. Have the records current before anyone asks.

For property, audit over acquisition. Review rent rolls, refinancing schedules, vacancy assumptions. If adding assets at all, only the least ambiguous kind: established tenants, clear title, no pending issues. A complicated entry into an unfamiliar jurisdiction is the wrong move in a clash year.

  OX  Niú

Earth  ·  火生土  ·  丑午 (harm relationship)

Mostly favorable, but 丑午 adds a friction most almanacs omit.

Fire produces the Ox’s Earth, but 丑午 also forms a 害 a harm relationship which is distinct from a clash and is often ignored in general almanac writing because it is less dramatic. 害 obstructs you visibly. Administrative processes take longer than they should. Things complete, but with irritating delays and small interventions that consume time. Budget for this.

The directional advice remains correct: patient, land-based positions are favored. Core residential, infrastructure-adjacent assets, logistics with stable demand. The 害 just means build in more contingency time than the plan requires. Do not force a closing deadline in a year where delays will arrive anyway.

The Ox that finishes what it starts this year properly, without cutting corners under deadline pressure will find the year genuinely productive. The one that forces pace will find it frustrating.

  TIGER 

Wood  ·  木生火  ·  寅午戌 三合 (Fire trinity)

Real resonance. Wood feeds Fire the Tiger gives more than it receives.

Tiger, Horse, and Dog form the fire trinity (寅午戌 三合). The Tiger’s resonance with 2026 is favorable. The important distinction and the one that separates Tiger from Dog in the same trinity is elemental direction. Wood feeds Fire. The Tiger is giving energy to the year, not receiving it from the year. The Dog, also Earth in the same trinity, receives from the Fire year. The Tiger gives.

A Tiger that runs at full pace from January through December will find Q3 and Q4 difficult. the energy available this year is not unlimited. Pace matters more than speed.

Growth corridors, education-adjacent development, and conversion plays are genuinely available. Use staged commitments: options, conditional contracts, phased capital. Full equity before permits and verified tenant demand is how Tiger year energy turns into Tiger year problems.

Fire is already well supplied. Water-associated practice rest, fewer confrontational negotiations, periods of deliberate stillness is more useful than further activation.

  RABBIT / CAT 

Wood  ·  Wood feeds Fire, Fire does not return to Wood  ·  卯午 subtle harm in several schools

Net outflow year. Protect what is already working.

The Rabbit’s situation in 2026 is not a clash and is not dramatic, which is why it tends to get optimistic coverage. The actual elemental picture is less favorable than most almanacs suggest. Wood feeds Fire. There is no compensating return. Several schools note a subtle harm (害) between 卯 and 午. The Rabbit is in a year that takes more than it gives back.

The prescription is simple and consistent: do not extend beyond what is already working. Do not speculate. Do not take on complicated new positions in markets you do not know well. Your best deals this year come through people you have known for years, not from the market.

Assets where quality and existing management attract stable tenants. Avoid ambiguous title and incomplete construction. Where complexity is unavoidable, demand escrow protections and stronger warranties upfront.

South undisturbed. Keep consistent, quiet practice. This is not a year to add activation.

  DRAGON  Lóng

Earth  ·  火生土: Internal hidden stems include Water and Wood

Net positive, but the Dragon’s confidence can run ahead of the underlying support.

Fire produces the Dragon’s Earth. The Dragon’s internal composition (辰 contains Water, Wood, and Earth as hidden stems) means the support is not total the hidden Water and Wood are less favored in a Fire year but the dominant Earth element still benefits. Net positive for land-based and long-hold positions.

The Dragon’s specific risk this year is the same as most good years: confidence becomes a substitute for analysis. This year in particular, the market’s Fire energy can make a marginal deal feel certain. Entitlement certainty before breaking ground on development. On acquisitions, negotiate structure beyond price: staged completions, vendor financing, performance clauses.

Fire is present; do not add to it. Order and clean documentation over activation. 拜太岁 where appropriate, done correctly for your lineage.

  SNAKE  Shé

Fire  ·  巳午 adjacent  ·  Hidden 庚金 stem under pressure

Visibility and deal flow accessible. The hidden Metal stem needs attention.

Snake and Horse are adjacent Fire (巳午), with a partial combination tendency in several schools. Deal flow and visibility are genuinely available this year. The less obvious issue: 巳 contains a hidden 庚金 stem. In a strong Fire year, that Metal is under pressure. In practical terms, this means the Snake’s financial structures, contracts, and formal agreements need more scrutiny than usual not because opportunities are fewer, but because the infrastructure supporting them is more fragile.

The Snake’s natural precision is exactly what this year requires. Clear agreements, clean contracts, nothing left to be resolved later. Acquisitions of undervalued prime from overstretched sellers are a legit opportunity if done quietly and fast, with documentation complete.

Date selection and proper offering sequence suit the Snake’s disposition. Site spirits (土地公) where your lineage observes this. South quiet.

  HORSE 

Fire  ·  Ruling sign  ·  午午 自刑

The ruling year is more complicated than most almanac writing acknowledges.

The popular reading of a ruling sign year is pleasing. The more accurate reading: 午午 自刑 when a sign meets itself, it generates a self-penalty. Several lineages note this produces a particular kind of internal friction: overreach, health depletion, and a pattern where things that looked correct early in the year develop problems by mid-year or later. Recognition arrives and so does the pressure to keep earning it. That combination is genuinely demanding.

The year is not that bad for Horses. It is intense, and intensity without governance tends to exhaust. Deals that look obvious should still be underwritten. The Horse’s instinct to move quickly is well matched to 2026’s energy, which is why it needs the most restraint because the year will supply plenty of fuel.

It is also a good year for scaling proven operations: rental portfolios, serviced apartments, logistics clusters, where the base is already sound. If the operational foundation is weak, this year magnifies it. South-sector renovation should be minimized the combination of annual #5, Tai Sui, and 自刑 energy makes it the highest-risk directional area for Horse-born this year specifically.

Acquisition criteria, leverage limits, exit conditions: written before the deal appears, not during it. The self penalty pattern shows up most often in positions taken without prior limits. Real families are usually not this organized, which is why it is worth noting explicitly: whoever holds fiduciary authority needs to be able to say no to the Horse when the Horse is moving fast.

Adequate rest is not incidental this year the self penalty dynamic has a physical expression for many Horse-born. First incense, ancestral acknowledgment, a grounding sequence before major decisions. South clean and undisturbed throughout the Solar year.

  GOAT / SHEEP  Yáng

Earth  ·  午未   ·  火生土

One of the better positions in 2026. Consistently underestimated.

午未 合 the Goat and Horse form a genuine combination. Fire produces Earth. The Goat is in an unusually favorable elemental position for 2026, and it tends to receive less attention than signs with more dramatic dynamics. The combination means the year’s Fire energy partially converts to the Goat’s benefit rather than simply passing through. Patient, land-based positions have real support.

The risk is behavioral. The Goat’s empathy can translate into sentimental pricing paying for how an asset feels rather than for what it returns. Most wealthy families are not as orderly as this kind of document tends to assume. Second marriages, siblings with different financial interests, one branch that wants liquidity and another that wants to hold, an elder whose preferences are unclear. The Goat’s favorable position this year is tangible. Whether it gets used well depends on what the family structure actually is, not what it looks like from outside.

Choose residential stability and intergenerational homes with actual community infrastructure. Offshore, choose jurisdictions where title is transparent and tenancy law reliable. Informal arrangements and unwritten expectations carry more risk in a Fire year than they appear to in quieter times.

  MONKEY  Hóu

Metal  ·  火克金: No compensating combination

Direct elemental headwind. The Monkey’s 申子辰 Water san he provides some internal resource, but in a Fire year that Water is also under pressure.

火克金 is the operative relationship. This is a specific elemental control that tends to manifest as regulatory scrutiny, compliance pressure, and market shifts that arrive faster than you have repositioned. The Monkey’s 申子辰 Water trinity provides internal resource, but in a strong Fire year the Water is itself under pressure, so the protection is partial.

The operational implication is structure. Move in positions that are defined and limited: preferred equity, secured lending, partial ownership. Clean compliance standing permits current, fire safety certified, tenancy structures solid carries less risk this year. Compliance weakness converts to financial exposure faster under Fire-control conditions than it would in a neutral year.

Agility is the Monkey’s genuine asset. The failure mode is treating movement as a substitute for direction: repositioning constantly under pressure without a clear thesis. Pick a stance and hold it, rather than reacting to every development.

Document the family’s position on personal guarantees and leverage before a specific deal makes the conversation feel urgent. Written limits, agreed when conditions are calm. The Monkey’s characteristic failure is signing too much personal liability in a confident moment.

  ROOSTER 

Pure Yin Metal (): No direct clash, Fire-Metal tension without escape

The Rooster’s pressure is reputational and formal, not market-directional.

The Rooster differs from the Monkey in a specific way. The Monkey’s headwind is operational market disruption, regulatory pressure from outside. The Rooster’s pressure is more about formal record and public standing. 酉 is pure Yin Metal in a Fire-heavy year: what gets written, filed, said publicly, or put into any formal channel is amplified. Small errors become visible. Correct conduct becomes visible too.

There is no dramatic elemental clash. The Rooster simply finds itself in a year where precision in formal matters matters more than usual. Industrial, data-adjacent, and finance-linked real assets where process and standards create measurable value are well suited. For prime residential, management quality and legal clarity matter more than renovation spend.

Correctness over ambition. Auspicious dates, proper sequence. South clean. Quiet settlement over public dispute not because disputes are more likely, but because the costs of a visible dispute are higher this year.

  DOG  Gǒu

Earth  ·  寅午戌 三合  ·  火生土: Dog receives from the Fire year

Same fire trinity as Tiger, but the elemental dynamic is different.

Tiger, Horse, and Dog are all in the fire trinity, but they are not in the same position. The Tiger gives Wood to the Fire it is depleted by the year’s activity. The Dog is Earth, and Fire produces Earth. The Dog receives from the year rather than feeding it. That distinction matters for pace and for the type of activity that is appropriate.

This is a good year for consolidation and for cleaning up what is already built. Resolve long-standing tenant disputes, address structural maintenance, clean up title anomalies. This kind of work reveals value that was already present. Acquiring new assets for speculative reasons is less well supported than acquiring where you can add value through operational improvement.

The Dog’s risk is holding a position past the point where the facts have changed loyalty to what has been built, rather than to what the position actually warrants now. In a fire year where things move quickly, the failure to adapt has costs that compound.

  PIG Zhū

Water ( contains Water and Wood): Both depleted in a Fire year

Not a clash. A depletion. Quieter than the Rat’s situation, and can go unnoticed longer.

The Pig is in the most quietly difficult position of the year after the Rat. 亥 contains Water and also a hidden 甲木 (Yang Wood) stem. In a strong Fire year: Fire depletes the Pig’s Water, and the Pig’s Wood feeds the Fire. Both primary resources are going out, nothing is coming in. The Pig does not clash with 午, so there is no sudden crisis just costs arriving faster than expected, timelines compressing, counterparties pushing urgency.

The genuine asset is trust that has been built over time. The protection is verification before commitment, especially when someone is telling you to decide quickly.

Keep liquidity visible and conservative. Cash buffers, careful deposit commitments, rental stress tests using higher vacancy rates than recent experience would suggest. Offshore positions are appropriate if properly counselled transparent jurisdictions, modest leverage. If family members are co-investing, document the terms. The Pig’s informal arrangement under pressure is a recurring pattern for how wealth gets complicated in this sign’s difficult years.

拜太岁 early. South quiet. One correct practice maintained consistently not multiple objects placed without understanding.

Set aside reserves for elder care and ritual obligations before the year begins, not when the demand arrives. For families where filial obligations are significant and variable, the reserves need to be separate from operating capital. When they are not, investment decisions get disrupted at the worst time.
