{"id":3197,"date":"2023-06-14T23:54:04","date_gmt":"2023-06-14T16:54:04","guid":{"rendered":"https:\/\/arcadiaconsult.com.vn\/?p=3197"},"modified":"2023-06-15T00:00:43","modified_gmt":"2023-06-14T17:00:43","slug":"gamuda-land-files-plans-for-18-storey-st-kilda-tower","status":"publish","type":"post","link":"https:\/\/arcadiaconsult.com.vn\/en\/gamuda-land-files-plans-for-18-storey-st-kilda-tower\/","title":{"rendered":"GAMUDA LAND FILES PLANS FOR 18-STOREY ST KILDA TOWER"},"content":{"rendered":"<p style=\"text-align: justify;\"><strong><span style=\"color: #333333; font-family: arial, helvetica, sans-serif;\">Malaysian property developer <a style=\"color: #333333;\" href=\"https:\/\/thereservetownsville.com.au\/whats-for-sale\/?gclid=CjwKCAjwyqWkBhBMEiwAp2yUFj8f0VOYuHS96NfljHHlwLGfIXNPx6Q23p0clKjaIQiuslTFAt0wzxoClSkQAvD_BwE\" target=\"_blank\" rel=\"noopener\">Gamuda Land<\/a> has lodged plans for an 18-storey residential tower in St Kilda\u2014its third inner Melbourne apartment project in four years.<\/span><\/strong><\/p>\n<p style=\"text-align: justify;\"><span style=\"color: #333333; font-family: arial, helvetica, sans-serif;\">In plans before Port Phillip City Council, Gamuda is seeking 78 apartments in a mixed-use tower rising 62m on the site at 95 St Kilda Road.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"color: #333333; font-family: arial, helvetica, sans-serif;\">Gamuda acquired the 945sq m site for $9.75 million in July this year.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"color: #333333; font-family: arial, helvetica, sans-serif;\">General manager of Gamuda in Australia Jarrod Tai said the latest project was part of its commitment to bring 1000 homes to the Australian market over the next five years.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"color: #333333; font-family: arial, helvetica, sans-serif;\">Established in 1995, Gamuda Land is the property and development arm of Gamuda Berhad, a leading engineering, construction and infrastructure group in Malaysia. It entered the Australian market in 2014.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"color: #333333; font-family: arial, helvetica, sans-serif;\">Its first project, completed in 2018, was a high-rise residential tower and six-star hotel on a 1400sq m site in Chapel Street in South Yarra.<\/span><\/p>\n<div style=\"text-align: justify;\"><span style=\"color: #333333; font-family: arial, helvetica, sans-serif;\">In July this year the development group announced plans for a $180-million, 200-apartment mixed-use project for a 2600sq m site in Melbourne\u2019s Fishermans Bend.<\/span><\/div>\n<div style=\"text-align: justify;\"><span style=\"color: #333333; font-family: arial, helvetica, sans-serif;\">\u201cA few years ago we embarked on a diversification strategy outside of Malaysia,\u201d Tai told The Urban Developer.<\/span><\/div>\n<div style=\"text-align: justify;\"><span style=\"color: #333333; font-family: arial, helvetica, sans-serif;\">\u201cThat was both for our property and our infrastructure. We looked at countries where either we had a presence already\u2014 so Vietnam and Australia\u2014or countries where there was a strong reason for us to be there.\u00a0<\/span><\/div>\n<div style=\"text-align: justify;\"><span style=\"color: #333333; font-family: arial, helvetica, sans-serif;\">\u201cSo, Melbourne had a bit of both.<\/span><\/div>\n<div style=\"text-align: justify;\"><span style=\"color: #333333; font-family: arial, helvetica, sans-serif;\">\u201cBack in the 1970s education was a big draw for Malaysian immigrants, and a lot of our directors, our investors, our buyers have either lived in Melbourne at some point, or have now sent their kids to live in Melbourne.<\/span><\/div>\n<div style=\"text-align: justify;\"><span style=\"color: #333333; font-family: arial, helvetica, sans-serif;\">\u201cWe are very familiar with Melbourne. It\u2019s very easy for us to understand how the dynamics work here.\u201d<\/span><\/div>\n<div style=\"text-align: justify;\"><span style=\"color: #333333; font-family: arial, helvetica, sans-serif;\">Its latest project is about 4.7km south of Melbourne\u2019s centre. A single-storey building, previously used as a site office for a rental car company, will be demolished to make way for the $78-million tower designed by Bayley Ward Architects.<\/span><\/div>\n<div>\n<figure id=\"attachment_3198\" aria-describedby=\"caption-attachment-3198\" style=\"width: 920px\" class=\"wp-caption aligncenter\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-3198 size-full\" src=\"https:\/\/arcadiaconsult.com.vn\/wp-content\/uploads\/2023\/06\/gamuda_st_kilda_hero.webp\" alt=\"ARCADIA - The 18-storey tower\" width=\"920\" height=\"600\" srcset=\"https:\/\/arcadiaconsult.com.vn\/wp-content\/uploads\/2023\/06\/gamuda_st_kilda_hero.webp 920w, https:\/\/arcadiaconsult.com.vn\/wp-content\/uploads\/2023\/06\/gamuda_st_kilda_hero-300x196.webp 300w, https:\/\/arcadiaconsult.com.vn\/wp-content\/uploads\/2023\/06\/gamuda_st_kilda_hero-768x501.webp 768w\" sizes=\"auto, (max-width: 920px) 100vw, 920px\" \/><figcaption id=\"caption-attachment-3198\" class=\"wp-caption-text\"><\/span> <span style=\"font-family: arial, helvetica, sans-serif;\">The 18-storey tower is the third residential project in Melbourne for Gamuda Land<\/span><\/figcaption><\/figure>\n<div style=\"text-align: justify;\"><span style=\"font-family: arial, helvetica, sans-serif;\">The building will include 10 one-bedroom apartments, 29 two-bedroom and 39 of three bedrooms, plus a communal roof top terrace of 181 square metres. About 110sq m of co-working space, with food and drink facilities will be on the ground floor, and a 436sq m communal garden podium.<\/span><\/div>\n<div style=\"text-align: justify;\"><span style=\"font-family: arial, helvetica, sans-serif;\">In two pre-application meetings with Port Phillip earlier this year, the developers flagged it would look for reduced car-parking capacity.\u00a0 The design calls for space for 66 cars in four basement levels\u201422 via car stackers\u2014which is less than the gazetted minimum.<\/span><\/div>\n<div style=\"text-align: justify;\"><span style=\"font-family: arial, helvetica, sans-serif;\">Town planners Tract argued in documents before the council the reduction in car-parking is appropriate because of the site\u2019s access to sustainable modes of transport including trams, buses, walking and cycling.<\/span><\/div>\n<div style=\"text-align: justify;\"><span style=\"font-family: arial, helvetica, sans-serif;\">At 18 levels the design is three storeys higher than the preferred maximum.<\/span><\/div>\n<div style=\"text-align: justify;\"><span style=\"font-family: arial, helvetica, sans-serif;\">However, Tract said, the proposed height moderates the height of a neighbouring building to the north which is 29 storeys and \u201cprovides a visual transition to the 15-storey building south of the site\u201d.<\/span><\/div>\n<div style=\"text-align: justify;\"><span style=\"font-family: arial, helvetica, sans-serif;\">\u201cIt achieves this transition through a tiered upper level built-form that graduates down to the south,\u201d Tract said.\u00a0<\/span><\/div>\n<div style=\"text-align: justify;\"><span style=\"font-family: arial, helvetica, sans-serif;\">\u201cThis design approach is considered to deliver a more appropriate urban design outcome to the site as it facilitates a site-responsive design and allows the building to the north to be better integrated into the St Kilda Road streetscape.\u201d<\/span><\/div>\n<div style=\"text-align: justify;\"><span style=\"font-family: arial, helvetica, sans-serif;\">Gamuda\u2019s Tai said they would begin a marketing campaign in the third quarter of 2023 but would not rely on pre-sales before construction.<\/span><\/div>\n<div style=\"text-align: justify;\"><span style=\"font-family: arial, helvetica, sans-serif;\">\u201cWe&#8217;ll look to get some pre-sales first,\u201d he said.\u00a0 \u201cBut like our Chapel Street project we\u2019re quite well capitalised, so we do have the option to start before we reach traditional pre-sale hurdles.\u201d<\/span><\/div>\n<div style=\"text-align: justify;\"><span style=\"font-family: arial, helvetica, sans-serif;\"><em>Resource: <a href=\"https:\/\/www.theurbandeveloper.com\/articles\/gamuda-land-st-kilda-road-tower-development-application\" target=\"_blank\" rel=\"noopener\">https:\/\/www.theurbandeveloper.com\/articles\/gamuda-land-st-kilda-road-tower-development-application<\/a><\/em><\/span><\/div>\n<\/div>\n","protected":false},"excerpt":{"rendered":"<p>Malaysian property developer Gamuda Land has lodged plans for an 18-storey residential tower in St Kilda\u2014its third inner Melbourne apartment project in four years.
